Mixed-use project proposed for radio station site

A massive redevelopment of a long-time radio station property is being proposed along Lakeshore Road in Kelowna.

Documents submitted to city hall details plans for a six-floor, mixed-use rental development on the corner of Cook and Lakeshore.

The property is currently home to 104.7 The LIZARD, 103.1 Beach Radio, and Kelowna10. The stations will be relocating within the city.

“The proposed building is set to become the focal point of Cook Truswell Village Centre, creating a strong sense of place while also being mindful of the adjacent wetland,” the application, submitted by Jim Pattison Developments, reads.

The building will focus on creating a dynamic commercial road along Lakeshore, while simultaneously creating a charming and intimate residential street along Cook. The adjacent wetland will not be developed on.

Early design plans show five ground floor units fronting Cook Road, and five commercial units facing Lakeshore. Ninety-nine additional one-, two-, and three-bedroom suites will be spread across the second to sixth floors.

Over 1,500 sq/ft of indoor and 10,000 sq/ft of outdoor amenity space is proposed. This includes a large third floor outdoor patio, which could include a community garden, lawn, pool, hot tub and lounging areas.

Rezoning of the site from utility to village centre must also be approved before moving ahead.

The project still needs to circulate city hall before it comes in front of lawmakers for approval.
